The Fine Print

 Your 2% cash back refund depends on the home's final price and the commission offered by its seller.  In Virginia, the typical commission is 3%, however the seller may always offer less or more. 

 Take 2 Real Estate will represent you, the BUYER, for a minimum fee of $3,000 or 1% of the final sales price, which ever is greater.

Take 2 Real Estate will represent you, the SELLER, for a minimum fee of $3,000 or 1% of the final sales price, which ever is greater

 

Here are some examples:

Example 1:  You purchase a home for $400,000.  The seller has offered a 3% commission.  Upon settlement, you would receive 2%, or $8,000, and Take 2 Real Estate would receive 1%, or $4,000.

Example 2:  You purchase a foreclosure property for $200,000.  The seller (in this case, the bank) has offered a 2.5% commission.  Upon settlement you would receive $2,000, and Take 2 Real Estate would receive their minimum $3,000.

Example 3:  You purchase a home for $175,000.  The seller has offered a 3% commission.  Upon settlment, you would receive $2,250, and Take 2 Real Estate would receive their minimum $3,000.

Note:  You cannot use your refund as part of your down payment.
