Q: Are Take 2 Real Estate Representatives licensed Agents?
A: Yes! All Take 2 Real Estate Representatives are licensed Virginia Real Estate Agents. All Agents are also members of the National Association of Realtors (NAR), the Virginia Association of Realtors (VAR), and the Northern Virginia Association of Realtors (NVAR).
Q: Do I work with a specific Agent or a group of Agents?
A: Paul Thistle, Broker and owner of Take 2 Real Estate (not a team) will work with you every step of the way, making sure you get the personal attention you deserve, from start to finish!
Q: How do I see/tour homes for sale?
A: Simply contact us at (888) 912 TAKE 2, or send us an email, and one of our Agents would be more than happy to arrange a home tour with you. We don't expect you to purchase a home you've never seen.
Q: Do you represent buyers for Foreclosures, REO's and short sales?
A: Yes! If the property is listed for sale in the regional MLS, we can show it to you and represent you in the purchase of that home. Foreclosures and REO's are in many cases a great value and should not be overlooked in your home search. With regards to short sales, we will help you evaluate the property and the viability of a realistic settlement before you write a contract. Short sales can take 3-8 weeks just to get lender approval. Patience and due dilligence are required with short sales, but they can often be fantastic deals for those who are willing to wait it out. Note: We will not LIST a short sell home for 3.5%. If you need to short sell your home, please contact us directly for assistance.
Q: When do I get by 2% cash back?
A: Clients either elect to get their cash back at settlement (when used towards closing costs) or receive a check in the mail 7-10 days after settlement has occured.
Q: What if the commission offered to the Buyer's Agent is less than 3%?
A: Your 2% cash back is based on the assumption that the Buyer's Agent receives 3% commission at settlement. Take 2 Real Estate's minimum commission on any transaction is 1% of the sales price or $3000, whichever is greater. With that said, should you purchase a home for less than $300,000 but the Buyer's Agent still receives 3% commission, Take 2 Real Estate will still receive the minimum $3000 commission.
